Vietnam Considers Promoting Tokenization of Real Estate and Securities Assets
At the recent seminar titled “Removing Bottlenecks, Unlocking Resources to Drive Growth,” Dr. Cấn Văn Lực, a member of the National Financial and Monetary Policy Advisory Council and Chief Economist of BIDV, made a major proposal—studying and advancing the tokenization of real estate and securities assets on blockchain platforms to accelerate capital turnover and open up brand-new fundraising channels.(Vietnam crypto exchange)

1. Exploring Blockchain and Asset Tokenization
Dr. Cấn Văn Lực proposed allowing tokenized trading of real estate and securities assets on blockchain platforms. This initiative aims to leverage distributed ledger technology to boost capital turnover efficiency across the entire financial market.
2. Lowering Investment Thresholds to Unlock Real Estate Liquidity
Vietnam currently holds a massive volume of real estate assets, yet overall market liquidity remains limited. Through tokenization technology:
Fractionalizing Investment Value: High-value real estate assets can be divided into smaller units, lowering the entry barrier and making it easier for retail investors to participate.
Security, Transparency, and Cross-Border Trading: Investors can conduct transparent and secure transactions in a digital environment while bypassing traditional trading time constraints and opening up possibilities for cross-border transactions.
3. Reducing Reliance on Bank Credit
The Vietnamese economy currently heavily relies on bank credit (with the credit-to-GDP ratio reaching 144.3% by the end of 2025). Advancing asset tokenization will not only help real estate developers raise necessary funds quickly, but also build a new asset class for the financial market, thereby effectively easing liquidity and loan pressures on the banking system.
Conclusion
Although direct financing channels still account for a relatively low proportion in Vietnam, introducing blockchain and tokenization concepts demonstrates active exploration by experts to address capital market bottlenecks using new technologies. If relevant pilot programs and regulatory frameworks are gradually implemented in the future, asset tokenization is expected to become a vital digital force that complements Vietnam’s traditional securities and credit markets, driving sustainable economic growth.
